We performed MEP design and construction documentation services for this tenant fit out project for a software company’s new headquarters (approx. 30,000 square feet). The space included two floors with an interior open staircase and open ceiling concept, and featured unique design elements, including a full game room with a pool table and shuffleboard, hammock swings, a telephone booth, felt panel screens for privacy, and an interactive communication stair with bench style seating. The project involved the following design:
- New lighting layout and controls
- Modification of HVAC, electrical distribution, and fire protection (new alarm devices)
- Convenience outlets
- Documentation for all back boxes of tele/data outlet locations
- Complete fire alarm system in accordance with NFPA 72 that included modifications to the existing system to accommodate new building components
- Wet pipe sprinkler system that tied into the existing riser at the source
- Mechanical and electrical coordination, and HVAC to meet temperature and ventilation requirements
- Heating and cooling load analysis
- Plumbing systems that included domestic cold water, hot water, sanitary, and vent
